Oliver Group prepares independent business valuations for Gold Coast businesses and for the accountants, lawyers and brokers who advise them. Reports support CGT events, restructures, related-party transfers, share buybacks, small business CGT concession claims, business sales and shareholder exits. Every report is prepared to the ATO's market valuation guidance, signed by the valuer responsible for it and delivered in 2 business days for a small business at a fixed fee from $1,495 + GST. We work with Gold Coast clients remotely, which is how most valuation engagements run in any case: financial statements, a call with the owner and a signed report. Oliver Group is not a registered tax agent.

We value businesses, not real property. If you need land, premises or a dwelling valued, you need a certified practising valuer, which is not what we do. Where an engagement involves both, we value the business and separate the land component for a suitably qualified valuer.

State-specific considerations.

Queensland still charges transfer duty on business assets. When a Gold Coast business changes hands, the Queensland Revenue Office treats goodwill, business names, licences, plant and stock in trade as dutiable where the business is carried on in Queensland, and landholder duty applies to acquiring 50 per cent or more of an entity holding $2 million or more of Queensland land. A business that trades on both sides of the Tweed border sits between two very different regimes, because NSW abolished duty on business assets in 2016. We coordinate with the client's lawyer on the duties dimension and do not provide duty advice ourselves.

What actually differs in QLD.

Seasonality is the first thing a Gold Coast valuation has to get right.

Hospitality, accommodation, tour and hire businesses from Surfers Paradise to Coolangatta earn a disproportionate share of their income in school holidays, over summer and around events, and carry rent and wages through the quiet months. A financial year that caught a strong season, or a weak one, does not tell you what the business earns through a cycle. We work from monthly figures rather than annual totals, normalise across several seasons, and test whether the lease and wage bill can be carried in a soft year. A Broadbeach venue paying a market rent that only makes sense in January is valued on the whole year, not the best quarter.

Rent rolls and agencies trade on their own metrics.

The Gold Coast has one of the densest concentrations of real estate agencies, property managers and holiday-letting operators in the country, and rent rolls change hands here constantly. A rent roll is valued on the number of managements, the annual management fee income they produce and a multiple that moves with arrears, landlord concentration, the share of holiday lets against permanent rentals, and the retention clauses in the sale contract. The sales side of an agency is valued separately and usually carries a large personal goodwill component tied to the principal. We value the two on their own footing rather than as one blended figure, because buyers and financiers read them that way.

Queensland duty makes the valuation a duty number as well.

Because Queensland retained transfer duty on business assets, the Queensland Revenue Office assesses duty on the greater of the consideration paid and the market value of the assets transferred. That means a related-party transfer or a restructure of a Gold Coast business at less than market value does not save duty, and the office can query the figure. We set out the allocation between goodwill, plant, stock, intellectual property and any land line by line, with the method and comparables shown, so the same report serves the ATO, the Queensland Revenue Office and the buyer. The duty position itself is for your lawyer or the Queensland Revenue Office.

Trading across the Tweed border changes the tax picture.

Coolangatta and Tweed Heads businesses often serve customers, employ staff and hold leases on both sides of a state line that matters. NSW abolished duty on business assets from 1 July 2016 and Queensland did not, payroll tax thresholds and rates differ between the two states, and where a business is carried on can decide which regime applies to a sale. The valuation states where the business operates and how revenue and staff split across the border so the lawyer can settle the duty and payroll tax position from the report. We value the business and leave the state tax determination to the adviser.

Construction and trades: the pipeline is real, and it ends.

Light rail extensions, the Coomera Connector, hospital expansion and venue work ahead of 2032 have lifted earnings across Gold Coast construction, fit-out and trades businesses. The valuation question is whether those earnings are maintainable past the pipeline. We read contract duration and client concentration, get work in progress and retentions right, and test what the business looked like before the current programme. A maintenance business with a spread of body corporate and commercial clients earns a different multiple from one riding two head contracts, and the Queensland Building and Construction Commission licence that sits at the centre of the business is treated as the asset it is.

Health and allied health practices around the Southport precinct.

The Gold Coast University Hospital precinct and the private hospitals along the coast support a large population of general practices, dental groups, allied health, cosmetic and specialist clinics. Their value turns on practitioner concentration, the terms of service agreements with contractor practitioners, Medicare billing patterns and lease terms in medical-grade premises. Queensland's treatment of payments to contractor practitioners for payroll tax has changed more than once in recent years, so the position adopted at the valuation date is stated in the report and the earnings are shown with and without it where the answer materially changes.

Gold Coast questions we get asked.

How much does a business valuation cost on the Gold Coast?

The same fixed fees as everywhere in Australia. Fees are set by the annual turnover of the business: a Small Business Valuation is $1,495 + GST for annual turnover under $2 million, a Medium Business Valuation is $2,495 + GST for turnover between $2 million and $10 million, and a Large Business Valuation is $3,495 + GST for turnover over $10 million. The fee is agreed in writing before work starts and does not change with the size of the answer.

Do you need to visit our Gold Coast premises?

Usually not. Most engagements run on financial statements, tax returns, management accounts and a call with the owner. Where the value sits in plant, a fleet, stock or a specific site, we say so at scoping and arrange an inspection or a specialist for that component rather than work around it.

Is stamp duty payable when I sell or transfer a Gold Coast business?

Usually, yes. Queensland charges transfer duty on business assets including goodwill, business names, licences, plant and stock in trade where the business is carried on in Queensland, assessed on the greater of the price paid and market value. Landholder duty can apply to acquiring 50 per cent or more of an entity holding $2 million or more of Queensland land. Your lawyer or the Queensland Revenue Office confirms the position. We value the business and do not advise on duty.

How is a Gold Coast rent roll valued?

On the annual management fee income the managements produce, adjusted for arrears, landlord concentration, the mix of holiday and permanent lets and the retention terms of the sale, and capitalised at a multiple drawn from comparable rent roll transactions. The sales business of the agency is valued separately. We report the two components and the working behind each.

Can you act as the single expert valuer in our family law matter?

Yes, through our dedicated family law practice, Family Law Valuations (familylawvaluation.com.au). It prepares valuations for separation, mediation and family law proceedings, including single expert reports.

Do you cover Tweed Heads, the Scenic Rim and Logan?

Yes. Engagements are managed remotely, so there is no travel loading anywhere between Brisbane and the Northern Rivers. Tweed Heads and Northern Rivers businesses fall under NSW duty and payroll tax rules, which we flag at scoping, and the fees and turnaround are the same on either side of the border.
